We're an interior architecture and turnkey fit-out firm in Johannesburg. For jobs around R1m to R2m (drywalling, glass partitions, HVAC alterations, joinery, electrical), corporate landlords and tenants sometimes ask for JBCC Minor Works, while others want a simple 6-page SLA. Which protects the contractor better on variations and late payment?

@arig_rosebank Use the JBCC Minor Works Agreement every time on R1m+ fit-outs. Everyone in the SA property industry knows how it works, and it gives you crystal-clear machinery for interim payment certificates, recovery of Preliminaries & Generals (P&Gs) when the landlord's base-building contractors delay your access, and formal contract instructions (variations). Homemade 6-page SLAs almost always leave out practical completion definitions and latent/patent defect periods, which turns the final 10% retention release into a fight.

@willem_nel_bfn, Seconding @hannes_joubert 100%. On Rosebank/Sandton office towers, center management rules (night work only for noisy coring, lift booking windows) can add 20% to labour if not recorded in the JBCC Contract Data up front.
