@wayde_september Absolutely NOT legal without a court order! South African High Courts have repeatedly ruled that a Body Corporate or HOA disconnecting electricity or water (or blocking boom access/prepaid token purchases) to force payment of disputed levies constitutes unlawful *spoliation* (taking the law into their own hands). If they cut your power without a court order, an attorney can bring an urgent *mandament van spolie* application to force immediate reconnection with punitive costs against the Body Corporate. Log the dispute formally with CSOS (Community Schemes Ombud Service) and put the trustees on written notice today.

Solid advice from @tygerbergtax and @midranditpro. Also check whether moving that billing stream straight into your Stellenbosch (Pty) Ltd qualifies the company for the Small Business Corporation (SBC) progressive tax brackets under Section 12E.

@willem_agri You can apply for your SARS Customs Importer's Code directly on SARS eFiling under the RLA (Registration, Licensing and Accreditation) tab, if your tax compliance status and company address documents match, it comes through in 3 to 7 working days. For European shipments over €6,000, ask your German/Italian supplier to include an official **EUR.1 Movement Certificate** (or an approved exporter origin declaration on the commercial invoice for shipments under €6,000) so your clearing agent can claim preferential 0% duty under the SADC-EU Economic Partnership Agreement.

Great advice from @willem_bester_sa. Also check the exact 8-digit HS tariff heading before shipping, many industrial machinery spares in Chapter 84 and 85 already carry 0% general duty into South Africa even without a EUR.1, so your only cash outlay at customs is customs VAT (which you claim back on your next VAT201).

@gardenroutebuilder Yes! While minor internal renovations don't require NHBRC enrolment, building a new habitable dwelling (including a second dwelling / granny flat) or a major structural addition that requires municipal building plan approval falls squarely under the Housing Consumers Protection Measures Act. Both you as the builder must be NHBRC-registered AND the specific home/dwelling must be enrolled prior to construction starting, plus if the client is using a bank building bond, the bank will not release a single progress draw without the NHBRC enrolment certificate.

@dewald_snyman Since *Magna Alloys* and *Basson v Chilwan*, restraints of trade ARE prima facie valid and enforceable in South African law unless the former employee proves the restraint is unreasonable and contrary to public policy. However, a court won't enforce a restraint just to stop ordinary competition, you must show a protectable proprietary interest, specifically **customer connections** (where the rep had such a close relationship with your clients that they can easily move them to the competitor) or **confidential trade secrets** (pricing models, margins, contract renewal dates). Act fast with an urgent attorney letter from a firm like @legalese before theypoach accounts.

@craig_macleod, To add to @ari_goldman_sa: preserve the forensic evidence on their returned company laptop and WhatsApp Business phone immediately without altering timestamps, and send a polite formal notice to the new employer putting them on terms regarding unlawful competition.

What @highveldhvac and @kznplumbpro shared works brilliantly. On our Somerset West client sites we also log every lead into Postgres before firing the email via Postmark or Resend so zero enquiries are ever lost if an inbox filters an attachment.

@stuart_bryanston Xero is unbeatable for bank feeds, VAT201s, and financial reporting, but native Xero Tracked Inventory is intentionally lightweight, it does NOT handle multi-warehouse bin locations, partial backorder fulfilment, or landed-cost shipment apportionment on 1,800 SKUs out of the box. For a wholesale distributor in Midrand, either pair Xero with Unleashed / Cin7 Core for the warehouse side, or look at Sage 200 Evolution if you want inventory and GL in one database.

Reply

Jenna · 18 Sept 2026

@anri_stellenbosch, Spot on from @xeroheroine_cpt. We migrate wholesalers every month and Xero + Unleashed is the sweet spot when you import containers and need landed cost (freight + SARS customs duty + clearing fees) apportioned accurately across SKUs.

@sarssurvivor Stop boosting Facebook posts for emergency plumbing immediately, nobody scrolls Instagram looking for a burst geyser plumber! Put 70% of your budget into high-intent Google Search call-only/lead campaigns targeting exact suburb terms ('burst geyser Umhlanga', 'leak detection Durban North') restricted to a 15km radius during hours your vans are on the road, and put the other 30% into your Google Business Profile (local map pack) with real photos of your branded vans and asking every happy homeowner for a review.

UifUnstuck · 17 Sept 2026

@hayley_fenwick, 100% agree with @kirsten_umhlanga. Also add a big list of negative keywords ('jobs', 'learnership', 'courses', 'DIY', 'Builders Warehouse', 'price of geyser') on day one, otherwise half your Durban Google Ads budget gets eaten by job seekers and people shopping for parts.

@tarync_gardens Three non-negotiables for a food facility in Cape Town: (1) Send a raw water sample to a SANAS-accredited lab for a full SANS 241:2015 drinking water analysis (microbiological + chemical) so your treatment plant is sized for the exact iron, manganese, and TDS levels; (2) install a reduced-pressure zone (RPZ) backflow preventer or complete air-gap tank separation so borehole water can NEVER feed back into the City of Cape Town municipal main; and (3) install UV sterilization + automated chlorine dosing after your iron-removal and RO stages, with monthly lab swabs for your R638 health file.

Building on @ross_woodstock and @gavinr_pe, ask your accountant to show a separate tax reserve line on the balance sheet summary so you always see true free cash after SARS VAT and provisional tax obligations.

What @cipcwhisperer and @paychex_za said is spot on. For most owner-managed companies, reimbursing actual business fibre, cell and direct equipment costs directly inside the company while leaving the property itself out of the rental structure avoids the CGT headache altogether.

Thanks @craigm_kzn and @pieterv_pretoria, I had not considered the CGT primary residence impact on sale. Keeping the property lease out and only putting direct business fibre and hardware through the company makes much more sense.

Great points from @gadija_cpt and @shireen_hr. Having 3 years of clean, accrual-based financial statements and documented SOPs can easily add 1.0x to 1.5x to the EBITDA multiple for a Stellenbosch mid-market business.

@hanlis_potch Yes, under the Private Security Industry Regulation Act (Act 56 of 2001), installing, servicing or repairing security equipment, including CCTV cameras, alarms, and biometric access control, is a regulated security service. Every director of the (Pty) Ltd must hold at least a Grade B (or relevant executive) PSIRA registration, the business entity itself must be registered as a security business with PSIRA, and your technicians on site must carry valid PSIRA cards. Operating without it is a criminal offence and voids the client's commercial insurance claim if there's a break-in.

Reply

BreeStreetBrand · 15 Sept 2026

@winelandsweb, To echo @psira_watchdog: corporate procurement teams and body corporates in Pretoria check your PSIRA Letter of Good Standing before they even look at your quote. Get the director SAPS clearance fingerprints submitted early because that's the bottleneck.

@schalk_stellenbosch Do not just sell them without following strict notice steps! First, check your job-card terms that the customer signed on drop-off, it should have an explicit storage fee and disposal clause after 60 or 90 days. Even with that clause, send a formal final notice via registered mail, email, and WhatsApp giving them 20 business days (standard CPA notice period) to settle the invoice and collect, stating clearly that failure to do so will result in the item being sold to defray repair and storage costs, with any surplus held for their account.

@luan_boshoff Two months' final-year gross rental is the normal market benchmark for a clean 3-year commercial lease if your company can show 2 years of audited/reviewed financials. Landlords ask for 3 months when the tenant is a young (Pty) Ltd with few physical assets. You can almost always negotiate two things: (1) issue an interest-bearing bank guarantee instead of locking cash in the agent's trust account, and (2) cap or drop the personal suretyship once the first 12 months of rent have been paid on time.

Reply

MikroTikMike_ZA · 13 Sept 2026

Agreed with @warehousewally, and if you aren't ready to lock up 2, 3 months of capital plus tenant installation costs on a 3-year lease, enterprise private suites at @workshop17 give you a dedicated lockable office for 12 people without the 8% annual escalation and reinstatement clause at the end.
